After dropping off the kids in Asheville at Camp Highlander, I am spending a couple of days in my beloved Atlanta. Once the hubby was dropped off at the MARTA station to head home to Miami, I started driving around Buckhead to visit open houses. {Swoon} Tom and I have decided Atlanta is the right place for us to have a second home, so we have been shopping.

My first and favorite stop was at 445 Whitmore.  Owned by an interior designer, the home in the Haynes Manor neighborhood–just off iconic Peachtree Battle—is a stunner.

When I first arrived, a lovely family was on a tour.  Their two boisterous kids were running through the home yelling and staking a claim to their future bedrooms!  I have to admit, my kids Tommy and Lucy do the same thing.  Lucy has even claimed the master bedroom during an open house–my daughter is an optimist!

So, I fell in love with the house and then learned that it is in the 100-year flood plain.  Tom calculated that we would have a 26% chance of a flood in the first 30 years of ownership.  No house is perfect, but I’m not sure a house in a flood plain is the kind of imperfection that we can manage.
